TERMS OF AUCTION ARE AS FOLLOWS:
TO REGISTER: All bidders must have valid Driver’s License in order to get a bidders number. The successful purchaser will need to be prepared to tender funds in the amount equal to 20% of the contract purchase price, as the earnest money deposit, at the conclusion of the auction. Personal or Company checks are acceptable only with a Bank Letter of Guarantee stating that your bank will guarantee your check up to a specific limit. No Exceptions!

TERMS OF PURCHASE: This property will be sold in “AS IS” condition, free and clear of any and all liens. Seller only warrants good title and will not provide surveys. A 10% Buyer’s premium will be applied to purchase.

The successful Buyer will be required to put up 20% of the contract purchase price at the conclusion of the auction as earnest money as mentioned in the above paragraph. The balance will be due in approx. 30 days at closing. The closing shall take place at First National Title Company located in Bentonville, Benton County, AR. Seller will furnish a general warranty deed & Seller’s title insurance to Buyer(s). Buyer(s) & Seller will each pay their respective closing costs. All taxes will be prorated to the date of closing.
