A graduate of the University of South Carolina with a degree in business marketing, Williams has practiced real estate in Walterboro and the greater South Carolina lowcountry for 35 years. Eleven years ago he established United Country – Joe Williams and Associates, Inc.

His landmark office building in the historic downtown district of Walterboro is equipped with state of the art technology. “We can have virtual online meetings, power point presentations, and internet property information searches. Our conference room features a computer with internet connections and an overhead projector with a 5’ x 4’ screen.

“The best business decision I ever made was to associate with United Country”, Williams said. Sales honors for his office have steadily increased from his parent company over the years, recently including two “Presidents Honor Group” and “Summit Club” awards. He has been presented his company’s prestigious “Genesis Award” for marketing excellence. More recently the Chamber of Commerce recognized him as ”Small Business Entrepreneur” of the year.

United Country’s strategy is the same as when the company began in 1925. The original market appeal has never changed, it is small town and rural real estate across America. The company founder organized brokers across the country to advertise listings in his national real estate catalog which he distributed in metropolitan cities. The first edition is in the Smithsonian Institute. The catalog is now United Country.com. so named for the company’s central website which is receiving over 100 million hits a month with average visits of 24 minutes. With 5 additional high quality magazines directed at specific markets and national news-paper ads, 90 million people are reached every week with print media.

Interested buyers call in their real estate inquiries to the United Country phone operators in Kansas City. Williams’s sales staff can access this data from anywhere via the internet for follow up. “Our first sale is to entice these potential buyers with the lifestyle here in the South Carolina Lowcountry or lure them here to see what bargains we offer”, he said.

Williams credits his professional staff of seven real estate specialists for his office’s accomplishments. “Continual training”, he said, “is crucially important to keep our staff on top of their game”. His staff takes part in weekly, bi-monthly, and quarterly training sessions, as well as an annual company wide national convention.

In collaboration with his son-in-law, Bramblett Bradham, Williams has devised a unique method of combining a traditional listing with a multi-property auction listing. “Our vision is to hold three online web- cast multi-property auctions a year featuring 100 properties for sale with buyers onsite competing with internet buyers worldwide”, says Williams. “Our hope is to help financially distressed sellers in this dreadful market”.

“We also have devised a short sale clause. This contractual provision encourages buyers to make an offer. With an offer in hand our financially stressed sellers may present their lenders a short sale opportunity in lieu of a foreclosure”.

“The immediate goal facing my office is establishing a series of successful multi-property auctions and recruiting 5 new full time profess-ional agents”.
