Shawn Smith, Owner\|CEO & COO Ms. Shawn M. Smith is the founder/owner and CEO & COO of United Country-The Legacy Collection®. She specializes in conservation and green properties, antique residences, luxury estates, recreational/sporting retreats, and timberland. United Country - The Legacy Collection® is a collaboration between United Country Real Estate and Shawn’s boutique real estate advisory services firm, Earth Asset Partnership, LP®, which offers a unique blend of law, land planning and appraising skills. Over the course of her more than eleven year career, Shawn has analyzed and valued a wide range of real estate asset types, including coastal and mountainous estates, family compounds, equestrian complexes, inns, gentlemen farms and timberland. Her advisory work is tailored to meet each client’s individual needs, and she can create work-products intended for a multitude of uses, including intra-family decision-making, internal asset management, pre-acquisition market-edification, conservation opportunity and offer-price substantiation, pre-disposition planning and valuation analysis, and appraisals for IRS estate settlement and charitable gifting purposes. She has been awarded assignments ranging from 1 to 445,000 acres, and she routinely values properties in the $1,000,000 - $20,000,000 range; she has over $650,000,000 of real estate asset evaluation experience. This breadth of work has enhanced her ability to analyze a variety of asset types, especially properties with complicated legal and/or ownership issues, and those considered to be super-luxury. As a result, Shawn has the skill set necessary to provide clients with in-depth analysis of the value-consequences of conserving, holding, developing, selling and buying real estate. When expertise outside of her niche is necessary, Shawn is able to draw on the many professional partnerships and affiliations that she has established. Although raised in Iowa - the heartland of America - Shawn’s work has taken her all over the continental USA, as well as abroad. She has completed assignments in Connecticut, Florida, Idaho, Maine, Maryland, Massachusetts, New Hampshire, New York, Pennsylvania, Rhode Island, South Carolina, and Vermont. Internationally, Shawn has been awarded assignments in Bolivia and Peru. Her clients include private landowners, land trusts, attorneys, financial advisors, wealth management and trust officers, educational institutions, municipalities, state and federal governmental agencies, corporations, and investment groups throughout the USA, as well as international non-governmental organizations, businesses and financial institutions. In addition to her advisory services, Shawn has participated in marketing and sales projects totaling over $140-million dollars. Most recently, United Country launched 18 Specialty Property Practice Groups, and Shawn was named the National Director of Conservation & Green Properties. The Legacy Collection will offer Shawn’s advisory and marketing expertise with United’s premier marketing services. Shawn is a licensed Certified General Appraiser in Vermont, New Hampshire, New York and Maine (inactive), and is an Associate Member of the Appraisal Institute. Earth Asset is a Professional Partner of the Land Trust Alliance, and a Corporate Sponsor of Leave a Legacy NH/VT, the Private Landowner Network, the Upper Valley Planned Giving Council, and the Vermont Institute of Natural Science. Shawn is also a Vermont licensed Salesperson, and as such is a member of the National Association of Realtors, Vermont Association of Realtors, and Windsor County Board of Realtors. In this capacity, she is able to offer her clients brokerage-related services; whether transitioning a client from consulting to marketing services and representing them in the marketing and sale of their property, or providing sophisticated representation to clients interested in purchasing real estate. The Legacy Collection is headquartered alongside Earth Asset in the heart of Woodstock, Vermont. The firm proudly offers buyers and sellers personalized real estate brokerage services extending throughout Vermont & New Hampshire. As such, Shawn has the tools and resources available to offer a comprehensive portfolio of real estate services to her clients. Shawn attended the United States Naval Academy from 1990-1992, the University of Colorado-Boulder in 1993, and graduated with a Bachelor of Arts degree from Iowa State University in 1995. There, she majored in Political Science and was a member of Phi Kappa Phi and Pi Sigma Alpha. In 1998, Shawn received her Juris Doctor and Master of Studies in Environmental Law from Vermont Law School. Shawn is an avid outdoors-woman, passionate about mountain biking, hiking, sea kayaking, long-distance and trail running, rock climbing, swimming, backcountry skiing, and snowshoeing. She also enjoys cooking, reading, listening to music, gardening, working in the forest, and serving on animal welfare-focused, conservation and charitable planning non-profit organization boards. Most of all, Shawn loves spending time with her family at their home in Huntington. She can usually be found in the company of her two Alaskan Malamutes - Kaiyuh & Meko, and German Shepard mix - Emma.
