Terms & Conditions: Online Auction Only: Down Payment shall be made by wire transfer (within 24 hours) payable to United Country Heartland Realty & Auction, LLC  or by good company or personal check with proper ID or certified funds of ten percent (non-refundable) down on sale day with balance due on or before Monday, January 9, 2023.  A ten percent (10% buyer’s premium will be add to the final bid to establish the real estate sales and purchase contract selling price. Properties are selling “As Is” and are not contingent upon financing, appraisals or post sale inspections. Restrictions, where applicable, rules & regulations of the City-County Planning Commissions, local heath departments and other laws including federal, state, and local easements for public utilities and right of ways and any local ordinances. Real estate taxes for 2022 are paid by the seller and buyer will be responsible for 2023 real estate taxes. Possession upon delivery of general warranty deed at closing. Purchasers will be required to sign a lead based paint waiver on sale day along with the real estate sales and purchase contract.Announcements made day of sale take precedence over all previous printed/verbal announcements.

Online Bidding begins on Sunday, November 20 @ 2:00 PM CST and bidding ends on Tuesday, December 5 @ 2:00 PM with a soft close that may extend the actual bidding closing time. 

Soft Close: If a bid is received within the last 3 minutes of the auction, the auction close time will automatically extend 3 minutes to allow other bidders an opportunity to competitively bid prior to the auction closing.
