TERMS:
TERMS AND CONDITIONS: A 10% non-refundable deposit will be due
within 48 hours of sale with balance due on or before 45 days from sale date.
Buyer shall make this down payment by cash, approved check or wire
transfer. All wiring fees shall be paid for by the buyer.
It is recommended that all buyers do their own due diligence in inspecting
the property prior to bidding. Property
is being sold AS IS WHERE IS with no warranties written, expressed or
implied. Closing is NOT contingent upon
inspections, appraisal or financing so be sure you have arranged for payment
prior to bidding. Possession shall be given at final closing. If you are the
successful bidder you will be required to fill out an Auction Sales Contract
immediately. This can either be done at our office or by electronic
signature. Each bidder is responsible for conducting their own
inspections of the property prior to bidding.
This is an online-only auction that will be ending Thursday June 5th, 2025
at 6:00 P.M. EDT with a soft close.
BUYER'S PREMIUM: A 10% buyer's premium will be added to the winning bid to
determine final sales price.
PROPERTY TAXES: Property taxes for 2025 will be prorated day of closing.

SOFT CLOSE: Closing will begin on June 5th @ 6:00 P.M. EDT. If a bid
is made within the last 2 minutes, then the close time will be extended 2
minutes from the time the bid is placed. The time will continue to extend for 2
minutes with each newly placed bid and the property will not close until 2
minutes have elapsed with no additional bid activity. This eliminates bidders
bidding at the last second from our auctions.
