If Lot 2 & 3 bid totals higher than than tract 1 bid it will sell in two tracts. If Lot 1 bid is higher than the combination of Lot 2 & Lot 3 it will sell as a whole.
10% down payment following day after sale. (Example: $100,000.00 bid, $110,000.00 contract price. Earnest money down the following day would be $11,000.00)

Subject property is not in a flood zone. The county road that leads to the property is in a flood zone.
Please review the new survey for location of county road and easement on the property. Lead Base Paint Addendum waved. and time of sale. A buyer is welcome to have a lead base paint inspection or any others before the sale. 
Home is on city water and septic tank.
Auction company will contact you after the sale of real estate or no later than the next morning.

Auction Closing: After the auction closes you will receive an email containing your unpaid invoice, only if you had the winning bid. Please check your spam and deleted files as sometimes emails can be sent to these folders.

Pick up Day: Friday April 17th, 2026 12 PM thru 5 PM. at 489 Doyle Rd, Linden, TN. When you arrive for pick up, see staff at check out desk for payment processing. Paid Invoices will be received, then Auction staff will assist you retreiving your purchased items.

All items are sold as is where is with no warranties expressed or implied. All descriptions are believed to be accurate. Winning bidders are responsible for the removal of any and all items you won. Firearms Pick-up: All Firearms will be delivered to Duncan's Ace Hardware in Linden at 1220 Squirrel Hollow Dr. Linden TN 37096. Background check fee of $ 40.00 will be charged. If you purchase multiple firearms, it will be one charge of $40.00. You must have the paid invoice at time of pick up. You cannot pick up anyone else's firearms. Only can pick up your own.

Please bring the needed supplies and help to safely remove your items. That includes but not limited to boxes and packing materials, trucks / trailers, and additional labor to move items. You can send movers to remove items, but no items are allowed to be removed until the invoice has been paid in full.

Failure to Pick-Up Items: All items MUST BE REMOVED from the premises at the designated times. IF YOU FAIL TO PICK-UP ANY ITEMS on the days that have been scheduled or fail to make other arrangements YOU WILL BE CONSIDERED TO HAVE FORFEITED THE ITEMS AND TITLE WILL REVERT TO United Country Richardson Real Estate & Auction, Inc. How the Auction closes: Staggered Closing: The online auction closes 1 lot per 30 seconds. If an item receives a bid within 2 minutes of ending the item will be extended 2 additional minutes. Please remember to hit the refresh button to know the time remaining on any items and current price; you can also hit the review bids button to view the bids you have made.
