REAL ESTATE - 10% Down day of sale, balance with deed on or before 45 days from sale date. Property tax for 2025 will be prorated day of closing.  Both real and personal property will be subject to  a 10% buyer’s premium that will be added to the winning bid(s) to determine the final sales price.  Property is not contingent upon financing or inspections.  Buyers are responsible to obtain financing as well as performing their inspections prior to auction.  Possession to be given day of closing. 

PERSONAL PROPERTY - All items to be paid for in full day of sale by either cash, check or debit/credit card.  If paying by card there will be a 3% processing fee added to your bill.  Kentucky state sales tax will be added to all items that apply.  If you have a resale certificate or are farm exempt, sales tax can be waived by filling out the forms onsite.  10% buyer’s premium added to bids.  Both the real estate and all personal property will be sold “AS IS, WHERE IS” with no warranties expressed, written or implied.
