This property will be sold at public auction, both live and online (HiBid), ending Tuesday, August 2, 2025 at 10:00 AM MST.

Absolute Auction: The property will sell without reserve to the highest bidder.

Terms of Sale

A 10% down payment of the final bid price is required from the successful bidder within 72 hours of seller's acceptance of the auction contract.

This down payment is non-refundable.

Bidding is not contingent on financing—buyers must have cash or arranged financing in place.

A promissory note will be signed at the time of the deposit.

Closing & Title

The property will be conveyed by Warranty Deed.

Seller will provide a standard Owner’s Title Insurance Policy at closing.

Real estate taxes will be prorated to the date of closing.

Closing will occur on or before September 12, 2025, either on sale day or by appointment within 10 days.

Closing fees will be split evenly between buyer and seller.

Possession will be granted upon final closing.
Bidder Responsibilities

The successful bidder must electronically sign the Auction Real Estate Sales Contract immediately after being declared the winner.
