Auction Details

  • This property will be sold at public auction, both live and online (HiBid), ending Tuesday, August 2, 2025 at 10:00 AM MST.

  • Absolute Auction: The property will sell without reserve to the highest bidder.

  • Property sells As-Is, Where-Is, with no warranties expressed or implied.


Terms of Sale

  • A 10% down payment of the final bid price is required from the successful bidder within 72 hours of seller's acceptance of the auction contract.

    • Payment must be made via wire transfer or check to:
      The Title Co. – Mechem Dr., Ruidoso, NM | (575) 257-5555

    • This down payment is non-refundable.

    • Bidding is not contingent on financing—buyers must have cash or arranged financing in place.

    • A promissory note will be signed at the time of the deposit.

  • The balance of the purchase price is due by wire or check at closing.

  • Closing is not contingent upon financing.


Closing & Title

  • The property will be conveyed by Warranty Deed.

  • Seller will provide a standard Owner’s Title Insurance Policy at closing.

  • Real estate taxes will be prorated to the date of closing.

  • Closing will occur on or before September 12, 2025, either on sale day or by appointment within 10 days.

  • Closing fees will be split evenly between buyer and seller.

  • Possession will be granted upon final closing.
