In 2007, roughly 82 acres of the tract was planted back as a pine stand. About 36 acres in the northeastern corner of the property contains a stand of natural pine that was heavily thinned about 10 years ago. A timbered Stream-Side Management Zone of 34 acres exists on the southern portion of the property to allow for water quality control of the Little Bodcau creek, a perennial creek system.  According the USDA NRCS web soil survey, the property is based upon Guyton Silt-Loam that gives the property an excellent weighted average site index rating for Loblolly Pine of 90.0 feet (base age 50). Access is available via gated gravel oil field roads running east from Lafayette County Road #25. Additionally, the tract has direct frontage to this county road on its eastern edge for a half-mile.
