The El Dorado NW 2 Tract (#03019-03631) is a +/- 53-acre tract of timberland located in northwestern Union County about five miles northwest of El Dorado, AR (North 33.277150°, West 92.709303°). The site was mostly planted with loblolly pine in 2014 - observed average diameter ranged between 4-6" and total height ranged between 15-20 feet tall. The topography consists of well-drained upland hills with a thin intermittent hardwood creek drain flowing northerly through the property. Access to the northeastern side of the property is available with a pipeline right-of-way intersecting a dirt woodsroad running 300 yards west of the "Evening Shade DR", a gravel residential driveway running about 150 yards west of "Myrtle Grove RD", a paved public road. A pipe line right-of-way about 300 yards in length and 10 yards in width runs through the property creating wonderful wildlife hunting opportunities. Red boundary line paint was observed around the property. According to the USDA NRCS web soil survey, the soils consists of Sacul-Sawyer Complex and Guyton Silt Loam, which gives the tract an excellent weighted average site index of 90.0 feet for Loblolly Pine (base age 50).
