Location:  This property is nestled in the mountains of South-eastern Oklahoma in a beautiful valley setting located near the base of the Kiamichi Mountain Range.  This property is conveniently located roughly 5 miles West of the 1.8 million acre Ouachita National Forest and Billy Creek Recreational Area, which provides hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and other small game as well as direct access to an impressive network of ATV, hiking and horseback riding trails that are operated and maintained by the US Forest Service.  The property is located near the small community of Muse, OK.  Nearby towns include Talihina and Poteau, which is the county seat.  Broken Bow lake which offers some of the best fishing in Oklahoma, is only a short 1 hour drive to the South.  Sardis Lake, Cedar Lake and Lake Wister are only minutes away as well.   The Talimena Scenic Drive is roughly 6.5 miles North of the property.  The property is about a 3.5 hour drive from Dallas, Texas.

Access to Property:  There is a recorded 30 foot wide roadway and utility easement that goes from the paved county road to the Northern edge of the property; however there currently is not a road along the easement. The easement to the property is roughly ½ mile in length.

Utilities:  There is rural water and electric service at the county road.

Deed Restrictions: There are no deed restrictions for this property.

Land:  There are roughly 84 acres of land according to the LeFlore County Assessor’s records. The land is fairly level to gently sloping and completely covered with a nice stand of timber that is native to south eastern Oklahoma including a diverse variety of oak trees, hickory, native short leaf pine and eastern red cedar.  The timber stand was thinned on the property roughly 4 years ago to reduce the over story of the forest to allow more sunlight to reach the forest floor promoting the growth of grasses and Forbes that are beneficial to wildlife. Also, two controlled burns have been conducted on the property.  Wildlife are frequently seen on this property. There is a 40 acre tract of Federal Land that adjoins the property on the West side.
