The property is located at 420 Borderline NW Road in Willis, VA on the Floyd and Carroll County Line. It has open and wooded land with good topography and building sites with amazing views. Very good farmland with trails throughout the property. There is a large, spring fed pond approximately up to 26’ deep, stocked with bass, catfish, and bluegill. A Bold Creek meanders throughout the front of the property.

The timberframe is white oak. This is important because most timberframes are pine or spruce which are lower quality and cheaper per sq ft., not as solid, less longevity, and more prone to bugs. Crucially, oak species are hardwoods, whereas pine is softwood. Because oak trees can take well over one hundred years to grow and live for more than 300 years, their timbers are much stronger, heavier, and denser than those of pine trees. Oak is much less prone to scratching or denting. Most of the timbers were cut from the property. (87 out of 113 timbers). Greenhouse also white oak and 100% of the timbers are from the site. PRE-AUCTION SALES: As an agent for the Seller, the Auctioneer must present any and all bona fide written offers to the Seller, which may be created outside of the online bidding platform.
